The Real Estate Council of Alberta (RECA) is the governing body for the real estate industry in Alberta, where “Anyone who solicits individuals to borrow or lend money secured by a mortgage, or negotiates a mortgage on behalf of another person must hold a licence with RECA”.

How do I become a mortgage broker in Alberta?

Mortgage associates are licensed by RECA. The mortgage associate licence is the entry-level licence for Alberta’s mortgage brokerage industry. To later become a mortgage broker or open a mortgage brokerage, you generally need at least two years of licensed industry experience within the past five years and must complete the additional Mortgage Broker Program.

To become licensed as a mortgage associate in Alberta, you generally need to:

  • Be at least 18 years old
  • Be a Canadian citizen or permanent resident
  • Provide valid government-issued identification
  • Have at least a Canadian high school education or equivalent
  • Provide proof of English language proficiency
  • Complete the Mortgage Associates Program
  • Complete a criminal record check
  • Be hired by a licensed mortgage brokerage to submit your licensing application

The application for an Alberta mortgage associate licence costs $575. However, RECA’s fees can change, and reduced fees may apply during certain parts of the licensing year.

Proof of English proficiency can include a Canadian high school transcript showing completion of Grade 12 English, graduation from a diploma or degree program in Canada, completed Grade 12 English in a foreign school through ACESC, or an approved English proficiency assessment. RECA accepts assessments such as TOEFL, IELTS, CELPIP, and CAEL, provided the applicant meets RECA’s required minimum scores.

Alberta Mortgage Associate Education Requirements

Before applying for a mortgage associate licence, you must complete the Mortgage Associates Program. This program consists of two courses:

  • Fundamentals of Mortgage Brokerage
  • Practice of Mortgage Brokerage

These courses are offered by RECA-recognized course providers, such as the Alberta Mortgage Brokers Association (AMBA). AMBA lists each course at $1,500. The courses are delivered online and are self-paced.

Each course includes course requirements and an exam. After completing each course, learners must pass RECA’s pre-licensing exam for that course. RECA’s licensing process states that applicants must pass with a minimum grade of 70%. Learners generally have six months to complete each course and three months after course completion to pass the related RECA pre-licensing exam.

As of May 2025, Alberta mortgage licensees are also subject to a new mandatory re-licensing education requirement focused on private lending. RECA states that all mortgage licensees must complete the Mandatory Re-Licensing Education on Private Lending as part of the 2025 licensing cycle. This applies to existing mortgage licensees, while new mortgage associates must still complete the Mortgage Associates Program before applying for their licence.
