What is land transfer tax?

When buying a home in Alberta, land title registration fees are an important closing cost to consider. Alberta does not charge a provincial land transfer tax. Instead, buyers pay a land title registration fee when a transfer is registered and, if applicable, a mortgage registration fee. Our calculator shows you how much you can expect to pay.

Alberta Land Transfer Fees

Although the Alberta government does not charge a land transfer tax, it does charge land title registration fees. The Transfer of Land fee is $50 plus $5 for every $5,000 (or portion thereof) of the land value. If a mortgage is registered, the Mortgage fee is $50 plus $5 for every $5,000 (or portion thereof) of the mortgage principal amount. Where more than one title is affected, a Transfer of Land costs an extra $15 for each additional title affected, and a Mortgage costs an extra $5 for each additional title affected. Alberta does not offer a general land title registration fee rebate for home buyers, including first-time home buyers.
