Top 10 Mortgage Brokerages in Vaughan

Canada flag WOWA® Simply Know Your Options

A mortgage broker works the market on your behalf rather than tying you to a single lender. Because brokers hold agreements with dozens of banks, credit unions, monoline lenders, and private lenders at once, they can compare offers and negotiate terms off a single application. Lenders pay that broker a commission of roughly 0.5% to 1% of the mortgage amount, so the service is usually free to the borrower. Vaughan has been among the fastest-growing municipalities in Canada, with housing that runs from established Woodbridge streets and Kleinburg estate lots to new condo towers at the Vaughan Metropolitan Centre. Average home prices in Vaughan sit above $1 million, and on a loan that size, a fraction of a percentage point compounds into thousands of dollars over a single term. The brokerages below all serve Vaughan borrowers.

Mortgage Broker Networks in Canada

Several Canadian mortgage broker networks are built from independently owned brokerages that access centrally negotiated lender programs, technology and support. Membership lets a small firm quote from a broad lender panel without signing an agreement with each lender individually, and it usually brings training, compliance support, and marketing tools along with it. A number of the brokerages serving Vaughan operate as members of national networks. Two of those networks are described below, each shown with a member firm that serves Vaughan.

About Mortgage Brokers in Ontario

Mortgage brokering is a licensed occupation in Canada, and anyone who wants to work as a broker or agent must hold a licence from the regulator in their province. In Ontario, that regulator is the Financial Services Regulatory Authority of Ontario (FSRA), which licenses and supervises mortgage brokerages, brokers, agents, and administrators.

How to become a mortgage broker in Ontario?

Anyone looking to become a licensed mortgage agent in Ontario has to finish an approved Mortgage Agent education program first, then apply through a licensed brokerage willing to sponsor the licence. The core requirements are:

  • Be at least 18 years of age
  • Be a resident of Canada
  • Complete an FSRA-approved mortgage agent education course and pass the exam
  • Be sponsored by a licensed mortgage brokerage

New agents start at the Mortgage Agent Level 1 licence, which permits them to work with most lenders under supervision. With experience and further coursework, an agent can move up to Level 2 and eventually qualify for a Mortgage Broker licence, which adds responsibility for supervising agents and the brokerage itself. Brokerage licences run continuously but carry an annual regulatory fee, and every brokerage must hold errors and omissions insurance and comply with FSRA's standards of practice.
