Mortgage brokers act for the borrower rather than for any one lender. They compare mortgage rates and terms across the market, then negotiate on their client's behalf. Because a single application can be shopped to dozens of banks, credit unions, and monoline lenders, borrowers often see pricing that no individual branch would put in front of them. Burnaby is British Columbia's third-largest city, with close to 300,000 residents and a population that grew by about 16% between 2020 and 2025. Home prices in Burnaby sit near the $1M mark, and on loan sizes that large, even a quarter of a percentage point compounds into thousands of dollars over one term. Shopping the market carefully is worth the effort. The brokerages below all serve Burnaby borrowers, from national online platforms to firms headquartered in Metrotown, Big Bend, and the Still Creek business district.
Founded in 1995 and headquartered in Toronto, Butler Mortgage is one of the longest-established brokerages in Canada and is registered to operate in British Columbia alongside Ontario and Alberta. Its BC office is on West Georgia Street in downtown Vancouver, roughly fifteen minutes from Burnaby, and the brokerage completes files entirely by phone and email for clients anywhere in the province. According to the firm, it monitors pricing from more than 350 lending partners, covering the major banks, credit unions, and monoline lenders.
The brokerage stands behind its pricing with two separate promises rather than one. Its Up-Front Rate Guarantee commits to beating any lower rate a borrower finds elsewhere or paying $500 at closing, and its After-Approval Rate Guarantee keeps shopping the market between commitment and completion in case pricing improves. Butler also runs a credit repair program for applicants who need to strengthen a file before applying. Financing types include:
True North Mortgage has operated since 2006 out of Calgary and runs a hybrid model, part brokerage and part lender, with retail stores across the country. Its Burnaby location is the clearest advantage it has for local borrowers. The Burnaby team handles files in Mandarin, Cantonese, Vietnamese, and English. Its agents are paid a salary instead of a commission, which the company says removes any incentive to steer a client toward one lender over another.
The brokerage carries a lowest-rate guarantee, promising to match or beat a lower rate from another brokerage or pay $500 at closing if it cannot. Through its in-house lender THINK Financial, it also offers Rate Relief, a product that holds a low fixed rate for six months, after which the borrower either renews with THINK Financial or pays a 1% fee. Beyond purchase financing, True North also handles:
MortgagePal is a British Columbia-based digital mortgage brokerage that works with more than 60 lenders. Its online application takes about five minutes, and clients can complete most of the mortgage process online or by phone. The brokerage has a team of more than 30 mortgage professionals, with individual profiles available on its website. This allows borrowers to review each professional's experience and areas of expertise before choosing who to work with.
After receiving an application, MortgagePal compares options from different lenders and presents suitable choices based on the borrower's needs. Once a lender is selected, the brokerage manages the application and approval process. Clients can apply online, contact a mortgage professional directly, or reach the brokerage by phone or through its website.
Established in 2003, Karista Mortgage is based in Burnaby's Big Bend area and reviews more than 100 mortgage files each month. Its team has more than 47 years of combined mortgage experience and works with over 50 lenders. The brokerage offers financing for first-time homebuyers, renewals, refinancing, debt consolidation, self-employed borrowers, and investment properties. Its process includes digital document signing, allowing borrowers to complete most steps from home. Initial consultations are free and carry no obligation.
Peak Mortgage Company was founded in 2019 by three partners with experience in different areas of mortgage financing. The brokerage operates from Burnaby's Glenlyon business area and has a team covering residential, commercial, and private mortgages. Peak has dedicated underwriting staff who help prepare and submit applications to lenders. It also operates a separate commercial lending division, giving clients access to specialists in both residential and commercial financing. Members of the team speak English, Mandarin, Cantonese, and Japanese, and several have previous banking experience. Borrowers can contact a specific broker through the website or call the North Fraser Way office.
RTC Mortgage operates from a south Burnaby office and also has a location in Edmonton. The brokerage is associated with licensed mortgage firms registered at the same Burnaby address and has a team of approximately 20 licensed mortgage professionals. The team serves clients in several languages, including English, Korean, Mandarin, Cantonese, Farsi, and Punjabi. RTC offers residential and commercial mortgages, private financing, construction financing, and business lending. Borrowers can submit an inquiry online, request a call, or contact the Bill Fox Way office directly.
Alltrust Mortgage Solutions is based in Burnaby's Still Creek business area and serves clients across the Lower Mainland. The brokerage works with more than 35 lenders, including banks, credit unions, trust companies, and private lenders. Its process has four main stages: learning about the client's needs, comparing lenders, managing the approval, and staying in contact afterward. This wider lender network can provide additional options for borrowers whose needs may not fit a standard bank mortgage. Alltrust has received more than 200 Google reviews. Borrowers can apply online or call the Henning Drive office.
Blanca Lending is a small mortgage brokerage based near Metrotown. The firm presents itself as a community-focused team and offers mortgage advice in a friendly, approachable setting. One of its specialties is financing for self-employed borrowers through its Business for Self program. The brokerage also offers free first-time homebuyer seminars and publishes updates following Bank of Canada interest-rate announcements. Its services include home purchases, renewals, refinancing, and debt consolidation. Borrowers can contact the Kingsway office or submit an inquiry through the website.
Mortgage broker networks operate across Canada through independently owned brokerages and teams. Network members can use shared lender relationships, technology, training, marketing, and compliance resources. This allows smaller brokerages to compare products from multiple lenders without building every lender relationship independently. Several brokerages serving Burnaby belong to national networks, including the two below.
Mortgage Alliance is a national mortgage brokerage network that has operated for more than 25 years. Its brokers can compare products from more than 50 lenders, including banks, credit unions, trust companies, and other mortgage providers. The network is part of M3 Financial Group. The network has over 2,400 mortgage professionals and serves over 45,000 customers every year. Mortgage Alliance promotes its "Right Mortgage" approach, which considers the overall features and cost of a mortgage rather than focusing only on the initial interest rate. Its brokers assist with purchases, pre-approvals, renewals, refinancing, debt consolidation, and other mortgage needs.
Mortgage Architects is a national mortgage brokerage network that has operated since 2006. It works with more than 50 lending institutions, including major banks, credit unions, trust companies, and regional lenders. Its head office is in Mississauga, with regional offices in Vancouver, Calgary, Laval, and Halifax. Mortgage Architects is part of DLC Group. The network offers financing for home purchases, renewals, refinancing, renovations, vacation properties, and reverse mortgages. Its brokers compare rates, mortgage terms, prepayment options, and other product features to find a suitable mortgage for each client.
Mortgage brokerages and their representatives must be registered with the BC Financial Services Authority (BCFSA). BCFSA regulates mortgage brokers and maintains a public register that borrowers can use to check whether a brokerage or individual is authorized to operate.
British Columbia's current Mortgage Brokers Act will be replaced by the Mortgage Services Act on October 13, 2026. Under the new system, brokerages, principal brokers, and individual mortgage brokers will be licensed. Licences will cover one or more service categories: dealing, trading, administering, or lending. A separate mortgage lender licence is planned for a later phase.
