Top 10 Mortgage Brokerages in Windsor

Canada flag WOWA® Simply Know Your Options

Mortgage brokers work on behalf of borrowers to scout for the best available mortgage rates and deals in the market. As they have access to many lenders, they can negotiate the best deal for their clients. These brokers are paid a commission of 0.5% to 1% of the mortgage amount. The lenders pay this commission, and the borrowers are not required to pay anything. Windsor, the southernmost major city in Ontario and a key automotive and manufacturing hub across the river from Detroit, has some of the most affordable home prices among Ontario's mid-sized cities. Even so, securing the right rate can save borrowers thousands of dollars over a mortgage term, so working with an experienced local broker can make a meaningful difference. Listed below are some of the top brokerages that serve Windsor.

Quick Picks

  • Butler Mortgage: One of the most experienced brokerages in Canada, Butler Mortgage tracks rates from over 350 lenders and backs its low rates with several guarantees, including an up-front and an after-approval rate guarantee.
  • Team Zanet: A long-established independent Windsor-Essex team with more than 45 years of combined experience and over 1,000 satisfied clients, backing every file with a promise to meet or beat any competing offer.

About Mortgage Brokers in Ontario

In Canada, mortgage brokers and agents must be licensed by the regulator in the province where they work. In Ontario, licensing is handled by the Financial Services Regulatory Authority of Ontario (FSRA). Applicants must be at least 18 years old, live in Canada, complete and pass an FSRA-approved mortgage agent course, and be sponsored by a licensed brokerage. Most new agents start with a Level 1 licence, then build experience and complete further education to qualify for Level 2 and, later, a mortgage broker licence with additional supervisory duties. Licensed brokerages must also pay annual regulatory fees, carry errors and omissions insurance, and follow FSRA's standards of practice.
